So there has been a lot of confusion with mortgage brokers and estate agents recently and if an EWS1 form is actually required on a property with cladding. First of all, what is an EWS1 form? An ESW1 form is a certificate confirming the property has an external Wall System Fire Review certificate. So we just wanted to clear this up for future clients who're looking at buying an apartment in a multi-storey multi-occupied residential building (usually found down Cardiff Bay). The good news is that there are a handful of mortgage lenders who can accept the property without an EWS1 form and we have recently had a mortgage approved on one. You may find brokers and estate agents telling you different, if this is the case, please contact us as we we would love to help you.

Mortgage approved this morning, and this one means a lot to us... A close friend of ours recommended a new client as their bank rejected his mortgage application. This was due to the property type the client was buying. After speaking to the client and obtaining information regarding the chosen property, we were able to find a suitable lender who would accept this type of property. The recommended lender was also more competitive and the clients mortgage application was approved within 5 days! In our opinion, the adviser from the bank should not have submitted the application as he should have known that this type of property was not acceptable. Cases like these, are the reasons why we love doing what we do, and, it speaks volumes as to why using a mortgage broker can be more beneficial than going directly to a bank.
