Testimonial Tuesday

Testimonial Tuesday ๐ŸŽ‰.

Another happy client and 5 ๐ŸŒŸgoogle review.

Helping clients with their journey of buying and selling is what I love doing.

Working with estate agents during my time as a mortgage broker allows me insight to understand how they operate which ultimately helps me provide clients a much better understanding of the house buying process.

We here at Balch Mortgage will utilise our experience to put our clients in the strongest position to secure their homes ๐Ÿก.

If you're thinking of buying or selling, please get in touch for a free consultation and to understand why using our service will help put in you in a better position to buy your dream home.

Accord mortgages ( Yorkshire building society ) have today released a new innovative, A NEW £5k MORTGAGE ๐Ÿ˜ฎ. You can borrow up to 99% of the purchase price of your new property, as long as that 1% is a minimum of £5k ๐ŸŽ‰. During these tough times, so many people are finding it difficult to build up a deposit for their first home. So I believe this is a great opportunity for so many to get onto the property ladder ๐Ÿก. If anyone is interested in knowing more, please contact me ๐Ÿ˜. โ˜Ž - 02920 035 050 โœ‰ - jon@balchmortgages.co.uk

Introducing a new refer a friend scheme for Balch Mortgages. We have been receiving more and more referrals from friends and family recently and we just want to show the love back!! So we are introducing a £50 per referral fee but once the referral's case has completed. So if you know anyone that needs assistance, please direct them our way using the form. They will be looked after by an award winning mortgage broker and you can receive £50 from it too (win, win)!

So there has been a lot of confusion with mortgage brokers and estate agents recently and if an EWS1 form is actually required on a property with cladding. First of all, what is an EWS1 form? An ESW1 form is a certificate confirming the property has an external Wall System Fire Review certificate. So we just wanted to clear this up for future clients who're looking at buying an apartment in a multi-storey multi-occupied residential building (usually found down Cardiff Bay). The good news is that there are a handful of mortgage lenders who can accept the property without an EWS1 form and we have recently had a mortgage approved on one. You may find brokers and estate agents telling you different, if this is the case, please contact us as we we would love to help you.
